Do I need my own survey if I'm buying a home in Edinburgh?

In Scotland, the seller has to provide a Home Report, which includes a Single Survey, a valuation and an energy report. For many homes this is enough. Edinburgh has lots of older tenement flats and period properties, though, and some buyers also get their own detailed survey or a specialist report so they understand the condition fully before making an offer. Our guide to RICS Level 2 vs Level 3 surveys explains how the levels of detail differ.

What issues do surveyors commonly find in Edinburgh?

Surveyors in Edinburgh often find worn sandstone, failing roofs and damp in older tenements, where owners usually share the cost of repairs to common parts like roofs and stairwells. Homes near the Water of Leith may carry some flood risk. Much of the Old Town and New Town is a UNESCO World Heritage Site, so many properties there are listed or in conservation areas, which limits the changes you can make.

How long will a property survey take?

The surveyor's inspection time will vary based on the size, age, and complexity of the property. A Level 2 Home Survey typically takes 1 to 3 hours on site, while a Level 3 Building Survey can take up to a full day. The report is usually delivered within 3 to 10 working days after the inspection.

What if the survey finds a major problem?

The survey is designed to give you peace of mind and highlight any potential risks. If a major defect is found, your surveyor will advise on the likely cause, the severity, and the next steps, such as obtaining a specialist quote. Their evidence can be used to renegotiate the purchase price or request remedial work from the seller.

Can surveyors help me negotiate on price?

Absolutely. If a survey highlights costly repairs, many buyers use this evidence to renegotiate the asking price or request remedial work. On average, buyers who act on survey findings can save thousands on their purchase.

How much does a property survey cost in Edinburgh?

Costs vary by property size, survey level and location. A RICS Level 2 HomeBuyer Report typically runs £400 to £1,000 across the UK, and Edinburgh prices tend to sit towards the top of that range. A RICS Level 3 Building Survey typically runs £600 to £1,500, and can cost more for Georgian New Town flats, older stone tenements and listed properties.
