Do I need a snagging survey for a new build in Taunton?

Taunton has grown quickly, with large new developments in areas like Monkton Heathfield, Comeytrowe and Staplegrove. A new home can still have defects such as poor finishing, missing insulation or drainage problems, and these are best found before you move in or within the builder's warranty period. A snagging survey gives you a list of issues for the developer to fix. For older homes, our guide to RICS Level 2 vs Level 3 surveys can help you choose.

What issues do surveyors commonly find in Taunton?

The River Tone runs through the middle of Taunton, and the town sits near the low-lying Somerset Levels, so homes close to the river or on low ground can carry a flood risk. Surveyors also often find damp and roof wear in older brick and stone homes. Clay soils in parts of the area can lead to subsidence, especially near large trees.

How long will a property survey take?

The surveyor's inspection time will vary based on the size, age, and complexity of the property. A Level 2 Home Survey typically takes 1 to 3 hours on site, while a Level 3 Building Survey can take up to a full day. The report is usually delivered within 3 to 10 working days after the inspection.

What if the survey finds a major problem?

The survey is designed to give you peace of mind and highlight any potential risks. If a major defect is found, your surveyor will advise on the likely cause, the severity, and the next steps, such as obtaining a specialist quote. Their evidence can be used to renegotiate the purchase price or request remedial work from the seller.

Can surveyors help me negotiate on price?

Absolutely. If a survey highlights costly repairs, many buyers use this evidence to renegotiate the asking price or request remedial work. On average, buyers who act on survey findings can save thousands on their purchase.

A RICS Level 3 Building Survey typically runs £600 to £1,500, and can cost more for older stone and Victorian homes in areas like Wilton and Trull, and for listed buildings in the town centre.
